HOME OWNERSHIP SCHEME FOR PENGERANG VILLAGERS

BAHRU, Tue. (Sept 4, 2012): The Johor State Government is offering an exclusive
home ownership scheme for the villagers whose houses are affected by
acquisition for the proposed Pengerang Integrated Petroleum Complex (PIPC).
Director
of Johor State Economic Planning Unit, Tuan Haji Elias Bin Hasran said families
involved in relocation to be offered a new detached three-bedroom houses with
land at substantially discounted prices.
Under
this special home ownership package, four categories of houses will be offered with
prices ranging from estimated RM120,000 to RM245,000 per unit.
However,
affected villagers would only have to pay between RM35,000 and RM105,000 because of heavy State Government subsidy.
They would be able to use the compensation payout from the State Government to
offset the costs of owning these new houses.
All the new houses come with 6,000-square
feet (sq. ft.) of land each, for which the villagers need to pay a nominal fee
of RM1 only
Elias
said in addition to the new houses, those who owned agricultural land would
also be awarded two (2) acres of farm land at a minimum premium.
Land
acquisition award hearings to ascertain government compensation for their
acquired land and properties begins in Pengerang today. The public hearings
will continue until Sept 14.
The
affected families in these villages will be moved to a new resettlement area,
Taman Bayu Permai in Kampung Dato Abdul Ghani Othman, within 15km radius of
their existing villages. First phase of this relocation process will be on
March 2013.
“The
Pengerang home ownership scheme is a comprehensive programme designed to meet
the needs and aspirations of all affected villagers,” he said, adding that new
houses were not only affordable but would have full public amenities and
services.
“Ultimately our aim is to provide a
comfortable, save and modern living environment for the people and raise their
quality of living,” he stressed.
The four
categories of the houses are:
a) RM120,000 detached unit with 750 sq. ft. of built-up space.

The
state government will acquire a little over 20,000 acres of land in Pengerang
for the development of the PIPC. About 6,300 acres of the area will be
developed by PETRONAS for the Refinery and Petrochemical Integrated Development
(RAPID) project, while 650 acres will be for Pengerang Independent Deepwater
Petroleum Terminal, a JV between Dialog Group and Vopak and State’s SSI. These
are the first two projects to be developed in PIPC. Future potential investors
and supporting industries including light and supporting industries will take
up the remaining land in PIPC.
